The rental market in 10 charts

Before we built the Dataloft Rental Market Analysis (DRMA) dataset, much of the rental market remained a mystery with very little publicly available information.

Here, we paint a picture of the UK private rental market at the start of 2024. Who are the renters? What do they rent? And at what price?

Our rental dataset

Dataloft provides robust evidence of local rental market values, affordability and renter demographics.

DRMA, our rental dataset is the UK’s largest and most comprehensive single source of achieved rents.

  • Over 7 million lines of data

  • Around 50,000 new lines of data per month

  • Achieved rents, not asking rents

  • Data for age, income, household type, workplace and migration flows

  • Around 50% of all new lettings covering England, Wales and Scotland

  • Analyse by renter or household

  • 10 years of transaction history

Renter affordability tracker

Dataloft publishes a monthly Affordability Tracker for the UK rental market to monitor trends in average affordability. It's included in the Housing section of the Office for National Statistics weekly Bulletin of real time indicators: Economic Activity and Social Change in the UK.

The Affordability Tracker measures rent paid as a proportion of gross earnings calculated at individual renter level. March, at 27.9% saw the highest level since the tracker began in 2019.

The latest dataset includes March data and was published on 11th April 2024. You can download it from the ONS website here >>

Real Renter Affordability

We calculate renter affordability in two ways. Market Affordability uses average rents and average earnings in an area and it includes all earners in all tenures. Real Renter Affordability uses actual renter incomes in an area and includes only earners who live in the rental market. We explain more in this report.
